Broward County Permit Expediting
Broward County is home base for Permit Express LLC. Our office is at 8 Briny Ave, Suite 204, in Pompano Beach, and we have helped contractors, design professionals, and property owners get permits through Broward’s building departments since 2004.
Why Permitting in Broward Takes Local Knowledge
Broward doesn’t have one building department. It has many. Most of the county is made up of incorporated cities, and each city runs its own building department with its own forms, submittal rules, review process, and fee schedule. The county’s own Building Code Division issues permits only for the Broward Municipal Services District, the unincorporated parts of the county, along with a few areas served by agreement.
A project often needs more than the city building permit. Depending on the scope, Broward County may also have to sign off, for example through environmental or development review, before the city will issue a permit. Broward’s ePermits OneStop system lets applicants in participating cities submit municipal building permits together with the related county approvals, but every city still has its own requirements and reviewers.
That’s why the first question on any Broward project is “Who has jurisdiction?” We answer it before anything is submitted.

How Permit Express Helps on Broward Projects
We confirm the path before you submit
We research the city and county requirements for your address: which departments have to review it, what clearances and fees apply, and what timeline to expect. We also check previous permits, planning cases, and easements on file. Your architect and engineer get a checklist of exactly what they need to provide.
We prepare and check every package
We fill out the applications and supporting documents each office requires, then do a quality control review of the plans and collate sets for each department. A complete package is the best protection against rejections and resubmittals.
We submit and stay on it
We submit to every relevant department, handle plan check fee payments, and send you a same-day submittal report. While the project is in review, we attend plan check and pre-submittal meetings as needed, coordinate corrections when comments come back, and follow up until the permit is approved.
We look for a faster route
When a project qualifies, we pursue options like over-the-counter plan checks or appointment-based reviews instead of repeated resubmittals, and we pursue waivers or reductions of high development impact fees where possible.
We keep you informed
Weekly update reports, weekly conference calls, and shared Google Sheets keep owners, contractors, and design teams on the same page throughout the project.
Residential and Commercial
From a homeowner’s improvement project to a restaurant or retail build-out, we handle building, electrical, plumbing, and other permits for residential and commercial work. We also record Notices of Commencement, renew expired permits, run open-permit searches for property sales, and handle closeout and Certificates of Occupancy when the work is done. Permit fees can be billed to you or your clients. It’s your choice.
