Permit Expediting Services

Getting a construction permit in South Florida means knowing which jurisdiction has authority over your property, which departments have to sign off, which documents and fees each one requires, and how to keep a submittal moving once it is in review. Permit Express LLC has handled that work for the South Florida construction industry since 2004. Our permit technicians do the research, paperwork, submittals, and follow-up so you can stay focused on the project.

We handle residential and commercial projects, from small single-trade permits to multi-department commercial build-outs, across Broward, Palm Beach, and Miami-Dade counties. No job is too big or too small.

What We Do

Project Intake and Coordination

Every project starts with a review of your deadlines and a check of all project information. We open lines of communication with everyone involved, including the owner, contractor, architect, engineer, and the jurisdiction, so the whole team is aligned before anything is submitted.

Research and Due Diligence

We confirm the jurisdictional requirements for your project: which departments review it, what clearances are needed, what fees apply, which permits are required, and what timelines to expect. We also research previous permits, planning cases, and easements on file that may affect the project. You and your design team receive a detailed checklist that spells out which items the architect and engineer are responsible for.

Permit Application Preparation

We fill out permit applications and complete the documents your local jurisdiction requires, including building, electrical, and plumbing permits and more. You don’t have to work out which forms apply or how each office wants them completed.

Quality Control Review

Before anything goes to the jurisdiction, we review the plans for completeness, collate the plan sets for each department, and verify all supporting documents. Catching problems before submittal is one of the best ways to avoid delays.

Submittal and Fee Handling

We submit to all relevant departments and obtain the checks needed to cover plan check fees. Permit fees may be billed to you or to your clients. It’s your choice. We send a same-day submittal report for every project.

Responding to Comments and Corrections

When a reviewer issues comments or an application is denied, we coordinate the corrections with your design team to address the issues and get the submittal back into review.

Project Representation

We attend plan check meetings, pre-submittal meetings with the jurisdiction, and client meetings as needed. We follow up persistently to keep your project moving toward its deadlines.

Consultation and Negotiation

Where it makes sense, we push for a faster path. That can mean requesting an over-the-counter plan check, choosing an appointment-based plan check over repeated resubmittals, asking for shorter review timelines, or pursuing waivers or reductions of high development impact fees.

Status Tracking and Reporting

You always know where your permit stands. Our reporting includes same-day submittal reports, weekly conference calls, full weekly update reports, and up-to-date shared Google Sheets that keep every stakeholder organized throughout the project.

Document Recording and Notices of Commencement

Besides applications and permits, we record the documents the permitting process calls for, including Notices of Commencement.

Expired Permit Renewals

If a permit has expired, we submit the renewal application with all required documents and fees to the permitting office. If a permit has been expired for a long time or was already renewed before, the jurisdiction may require a new application, and we can handle that as well.

Permit Closeout and Certificates of Occupancy

When the work is done, we help close out the permit and obtain the Certificate of Occupancy, so the project is officially complete on the jurisdiction’s records.

Open-Permit Searches for Property Sales

Before a property changes hands, we search the jurisdiction’s records for open or expired permits, so buyers, sellers, and their agents know what’s on file before closing.

Certificates of Use and Business Tax Receipts

For businesses opening or moving into a new space, we handle the Certificate of Use and business tax receipt applications that come with getting a location ready to open.

Who We Serve

  • Contractors who need permits pulled and tracked without tying up their own office staff
  • Architects, engineers, and designers who want a partner coordinating submittals and reviewer comments with the jurisdiction
  • Property owners and tenants who need help with residential or commercial improvements and don’t know where to start
  • Commercial brands opening or renovating locations in South Florida, including restaurants, retail stores, banks, and clubs

How It Works

1. Request a quote. Tell us about the project address, jurisdiction, and permit type, and send plans if you have them.

2. Intake. We verify the project information and deadlines and connect with your team and the jurisdiction.

3. Research and checklist. We confirm requirements, fees, and departments, check the property’s permit history, and send your design team a checklist of what each party needs to provide.

4. Quality control and submittal. We review and collate the plans, then submit to every relevant department and send you a same-day submittal report.

5. Review and corrections. We track the review, attend meetings, coordinate responses to comments, and keep you updated every week until the permit is approved.

6. Closeout. When the work is complete, we help close out the permit and obtain the Certificate of Occupancy.
