Miami-Dade County Permit Expediting

Miami-Dade is South Florida’s largest and most complex permitting market. It has dozens of municipalities, a large unincorporated area, and county agencies that often have to approve projects even inside city limits. Permit Express LLC has guided residential and commercial projects through it since 2004, working for contractors, architects, engineers, designers, and property owners.

How Miami-Dade Permitting Is Organized

For property in unincorporated Miami-Dade County, permits are handled by the Miami-Dade County Building Division, part of the Department of Regulatory and Economic Resources (RER). Applications are filed through the county’s online permitting portal or at its Permitting and Inspection Center on SW 26th Street in Miami. The property’s folio number shows which jurisdiction applies: unincorporated folios begin with “30.”

Every incorporated municipality, from the City of Miami to Hialeah to Coral Gables, has its own building official who issues permits within city limits. Even so, a city project may also need county review for items such as water and sewer, environmental resources (DERM), fire, or impact fees. Missing one of those county approvals can hold up a city permit that is otherwise ready.

How Permit Express Moves Miami-Dade Projects Forward

Mapping every approval

Our due diligence covers the jurisdictional requirements, departments, clearances, fees, permits, and timelines for your address, including the county reviews a city project may trigger. We research previous permits, planning cases, and easements on file, and we give the architect and engineer a detailed checklist of their responsibilities.

Clean packages for every department

We prepare the applications and required documents, then do a quality control review: checking plans for completeness, collating sets for each department, and verifying supporting documents. With several agencies reviewing the same project, an organized submittal matters.

Submittal, fees, and same-day reporting

We submit to all relevant departments, obtain the checks for plan check fees, and send a same-day submittal report. Permit fees can be billed to you or your clients.

A presence in the review process

We attend pre-submittal meetings and plan check meetings as needed, coordinate corrections when comments are issued, and keep following up so approvals keep moving toward your deadlines.

Negotiating for efficiency

When the opportunity exists, we seek over-the-counter plan checks, appointment-based plan checks instead of repeated resubmittals, reduced review timelines, and waivers or reductions of high development impact fees.

Weekly visibility

Weekly update reports, weekly conference calls, and shared Google Sheets keep your whole team informed, which is especially useful when one project is in front of several agencies at once.

Residential and Commercial Work

We handle building, electrical, plumbing, and other permits for homes, restaurants, retail stores, and commercial spaces, and we renew expired permits. For businesses opening a new location, we handle the Certificate of Use and business tax receipt applications, and at the end of a job, we take care of permit closeout and the Certificate of Occupancy. We also record Notices of Commencement and run open-permit searches for property sales. No job is too big or too small.
